Comment on mortgage rates

Mortgage rates continue to be at the most attractive levels of the year.    I'm seeing the conforming 30 year fixed rate is at 4.375% to 4.50% at 0 points this morning.   The conforming 7 year fixed rate ARM is at 3.375% to  3.500% at 0 points.   Assumptions:  purchase, SFR, 20% downpayment, credit scores > 740.
