Conforming 30 year fixed rate

I'm seeing the conforming 30 year fixed rate at 4.375% at 0 points today.   Mortgage rates continue to be very low.   The major assumptions are:  purchase transaction, single family home, credit scores > 740, 20% down payment.   Low mortgage rates make the housing expense in purchasing a home in Silicon Valley that much more affordable.
