Sellers: Stage Your Home

Sellers need to realize not all buyers will have the same interests as you.   When preparing a home to sell, there are some things you should keep and some that you should remove.  For most Buyers there is a strong emotional component to buying a home.   Influencing the first impressions of a Buyer is crucial whenever you sell a home.  Here are some Seller tips to prepare your home for sale.

1. Remove personal photos – remove personal items such as the family pictures and college diplomas.    Allow the Buyer to imagine what to put on his own walls rather than get distracted by your personal pictures. 

2. Remove most toys and other children items – not all buyers will have children.   In addition, children items can take up a lot of space.    Clutter can make a room appear smaller.

3.  Remove unnecessary furniture – let the Buyer see all rooms as a clean and simple area.  

4. Remove magnets, pictures and notes from the refrigerator -- helps the kitchen look cleaner. 

5. Remove all dirty dishes and pots from the kitchen sink – a messy house has an adverse effect on Buyers. 

6.  If possible, remove clutter underneath the bed and in closets – de-cluttering has a positive effect on Buyer's emotions.

7. Create a themed bathroom  -- to a Buyer it is always nice to see a well coordinated bathroom.   You should consider matching towels and shower curtains. 

8.  Remove your collection --  Some Buyers could be turned off by your collection.  Box them up and store elsewhere.  In addition, expensive collectibles have the risk of theft and is best if secured elsewhere.
